1. Acceptance of Terms

By accessing any website, submitting any form, making a purchase, or participating in any program operated by Aurora Innovative Investents, LLC (“Aurora Investments”) or MistaDobalina, LLC (“Building an Empire”), collectively referred to herein as “we,” “us,” or “our,” you (“User”) agree to be bound by these Terms of Service (“Terms”).

These Terms apply across both entities. Aurora Investments and Building an Empire are separate legal entities operating independently. Where a Term applies specifically to one entity, it is identified accordingly. If you do not agree to these Terms, do not use our websites or services.

2. About the Entities

Aurora Innovative Investments, LLC

Aurora Investments is a real estate investment company operating in Washington, Idaho, and Georgia. It works with property owners, buyers, investors, and real estate agents to facilitate real estate transactions. Aurora Investments is not a licensed real estate brokerage in all states where it operates. Nothing on the Aurora Investments website constitutes legal, financial, or investment advice.
MistaDobalina, LLC (Building an Empire)

Building an Empire is a real estate education brand offering online courses, coaching programs, community memberships, group masterminds, live events, retreats, and related educational content. All content and programs are educational in nature and do not constitute legal, financial, or investment advice.

3. Educational Disclaimer (Building an Empire)

All courses, coaching, content, and community discussions provided through Building an Empire are for educational and informational purposes only. Real estate investing involves risk. Results shared by instructors, guests, or community members represent individual experiences and are not guarantees of typical or future results.

Building an Empire does not guarantee any specific income, return on investment, deal volume, or outcome from participation in any program. You are solely responsible for your own investment decisions, due diligence, and compliance with applicable laws in your jurisdiction.

4. No Real Estate or Legal Advice (Aurora Investments)

Aurora Investments operates as a principal in real estate transactions and represents its own interests. Submitting a form or communicating with Aurora Investments does not create a client relationship, agency relationship, or fiduciary duty unless a separate written agreement specifically states otherwise. Nothing on the Aurora Investments website constitutes an offer to buy, sell, or finance real property.

5. Eligibility

To use our websites, submit forms, or enroll in any program, you must be at least 18 years of age and have the legal capacity to enter into binding agreements. By using our services, you represent that you meet these requirements. You further represent that all information you provide is true, accurate, and complete.

6. Online Purchases (Building an Empire)

a. What Can Be Purchased Online

Building an Empire accepts online payments for course enrollments, coaching programs, community memberships (including Deal Room and any subscription-based community), and event or retreat registrations. All online purchases are subject to the specific pricing and terms presented at checkout.
b. Payment Processing

All online payments are processed through a third-party payment processor. By completing a purchase, you authorize the charge to your provided payment method. You agree to provide accurate and complete billing information. We reserve the right to cancel or refuse any order at our discretion.

c. Refund Policy — Courses and Programs

All course and program sales are final unless a specific written refund policy is stated at the time of purchase for that program. If a refund policy applies, it will be clearly disclosed at checkout. Initiating a chargeback without first contacting us may result in immediate removal from the program and all associated community platforms without refund.

d. Refund Policy — Memberships and Subscriptions

Paid memberships are billed on a recurring basis as specified at enrollment. You may cancel at any time through your account settings or by contacting us. Cancellation stops future billing but does not entitle you to a refund of amounts already charged. Access continues through the end of the current paid billing period.

e. Refund Policy — Events and Retreats

Event and retreat ticket purchases are subject to the specific cancellation and refund terms disclosed at the time of purchase. Building an Empire is not responsible for travel, lodging, or any other costs incurred in connection with event attendance. In the event of a cancellation by Building an Empire, attendees will be notified and options for refund or credit will be provided.

f. No Online Transactions — Aurora Investments

Aurora Investments does not accept payments or conduct financial transactions through its website. All real estate transactions are conducted offline through separate written agreements.

7. Community Standards (Building an Empire)

Participation in any Building an Empire community platform — including online groups, subscription communities, live events, and masterminds — requires adherence to the following standards:

  • Treat all members, instructors, and staff with professionalism and respect

  • Do not spam, solicit, or use community platforms for unsanctioned commercial promotion or recruiting

  • Do not share, reproduce, distribute, or resell paid program content outside of authorized channels

  • Do not engage in harassment, discrimination, or conduct that creates a hostile or unsafe environment

  • Do not misrepresent your experience, credentials, or results to other community members

Building an Empire reserves the right to remove any member from any community platform for violation of these standards, at our sole discretion and without refund.

8. Intellectual Property

All content created and owned by Aurora Investments and Building an Empire — including website copy, course materials, recordings, frameworks, templates, deal analysis tools, branding, logos, and design elements — is protected by copyright and other applicable intellectual property laws.

Enrolled students and members are granted a limited, personal, non-transferable, non-exclusive license to access and use purchased content for their own educational purposes only. You may not reproduce, distribute, sublicense, resell, publicly display, or share any paid content without prior written permission.

9. Buyer and Seller Representations (Aurora Investments)

By submitting a buyer, seller, investor, or agent form to Aurora Investments, you represent that:

  • All information provided is true, accurate, and complete to the best of your knowledge

  • You have the legal authority to enter into real estate transactions on your own behalf or on behalf of any entity you represent

  • You understand Aurora Investments is not obligated to present, accept, or close any transaction based on your submission

  • Submission of a form does not create a binding agreement of any kind

10. Testimonials and Results Disclosure

Testimonials, case studies, and success stories shared on our websites, social media, or within our programs represent individual experiences only. They are not guarantees of typical results. Results vary significantly based on individual effort, experience, market conditions, capital, and other factors outside our control. No income claims are made or implied.
11. Communications Consent

By submitting your contact information and providing consent through our forms, you agree to receive transactional and marketing communications from Aurora Innovative Investments, LLC and/or MistaDobalina, LLC via email and text message, as applicable to your inquiry or purchase. You may opt out of marketing communications at any time while still receiving transactional messages related to an active enrollment, membership, or real estate transaction.
12. Third-Party Platforms and Tools

Our programs and websites utilize third-party platforms for course delivery, community hosting, payment processing, email, CRM, and communication. Your use of those platforms is governed by their respective terms of service and privacy policies. We are not responsible for third-party platform availability, data practices, security, or performance.
13. Disclaimer of Warranties

Our websites, programs, and services are provided on an “as is” and “as available” basis without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that our websites will be uninterrupted, error-free, or free of harmful components.

14. Limitation of Liability

To the fullest extent permitted by applicable law, Aurora Innovative Investments, LLC, MistaDobalina, LLC, and their respective owners, officers, instructors, employees, and affiliates shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising from your use of our websites, programs, or services, or your reliance on any content or information provided.

For claims related to online purchases, our total liability shall not exceed the total amount you paid to the applicable entity for the specific product or program giving rise to the claim.

15. Indemnification

You agree to indemnify, defend, and hold harmless Aurora Innovative Investments, LLC, MistaDobalina, LLC, and their respective owners, officers, instructors, employees, and affiliates from any claims, losses, liabilities, damages, or expenses (including reasonable attorney’s fees) arising from: your violation of these Terms; your use of our websites, programs, or services; your misrepresentation of any information; or your violation of any third-party rights.

16. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Washington, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Washington State. You consent to the exclusive personal jurisdiction of such courts for this purpose.

If any provision of these Terms is found to be invalid, illegal, or unenforceable, that provision shall be modified to the minimum extent necessary to make it enforceable. The remaining provisions shall continue in full force and effect.
18. Entire Agreement

These Terms, together with our Privacy Policy and any program-specific terms disclosed at checkout, constitute the entire agreement between you and the applicable entity regarding your use of our websites and services. They supersede any prior or contemporaneous agreements or understandings on the same subject matter.

19. Modifications to Terms

We reserve the right to modify these Terms at any time. Updated Terms will be posted on our websites with a revised “Last Updated” date. Continued use of our websites or services after updated Terms are posted constitutes your acceptance of the changes.
